提高项目绩效是城市更新项目参与主体共同追求的目标。基于此，本研究从关键成功因素出发探讨如何提升城市更新项目绩效。首先，通过案例和文献分析识别了24个关键成功因素，并将其划分为6个维度：社会政治环境因素、公众参与因素、开发商特征因素、项目特征因素、项目运行因素、协调管理因素；其次，基于文献梳理确定了12个项目绩效评价指标，并将其划分为3个维度：项目投入、项目过程、项目产出；最后，运用结构方程模型，探讨了城市更新项目关键成功因素与项目绩效之间的影响关系。结果表明：1)社会政治环境通过公众参与对城市更新项目绩效产生正向影响。2)社会政治环境通过开发商特征对城市更新项目绩效产生正向影响。3)开发商特征通过项目特征对城市更新项目绩效产生正向影响。4)开发商特征通过项目运行对城市更新项目绩效产生正向影响。5)开发商特征通过协调管理对城市更新项目绩效产生正向影响。结论可为城市更新项目参与主体顺利开展项目管理工作提供一定的参考。
Abstract：Improving project performance is a common goal pursued by participants involved in urban renewal projects. Based on this, this study starts from the critical success factors to investigate how to improve the performance of urban renewal projects. Firstly, 24 critical success factors are identified through cases and literature analysis, and divided into 6 dimensions: social and political environment, public participation, developer characteristics, project characteristics, project operational, coordination management. Secondly, 12 project performance evaluation indicators are determined based on literature review and divided into 3 dimensions: project input, project process, project output. Finally, the structural equation model is used to discuss the relationship between critical success factors and project performance of urban renewal projects. The results show that: 1) Social and political environment has a positive impact on urban renewal project performance through public participation. 2) Social and political environment has a positive impact on urban renewal project performance through developer characteristics. 3) Developer characteristics have a positive impact on urban renewal project performance through project characteristics. 4) Developer characteristics have a positive impact on urban renewal project performance through project operational. 5) Developer characteristics have a positive impact on urban renewal project performance through coordination management. The conclusions can provide certain references for the participants of urban renewal projects to carry out project management smoothly.
